Sellers’ Costs:

1)     Lawyer’s Fees: Attending to Execution of Documents ($1,000 to $2,000)

2)     Costs of Clearing Title including:

        -         Discharge Fees charged by Encumbrance Holders

        -         Mortgage Prepayment Penalties

3)     Real Estate Commission (7% on 1st $100,000 and 2.5% on balance of selling price)

4)     GST on Real Estate Commission (5%)

5)     Adjustments for water rates and property taxes depending on what time of year you are selling the property

6)     Utility hook ups/cancellation: phone, electricity, gas, cable, etc.

7)     Moving expenses
